Airbnb-style bookings and weekly condo lets differ from a signed yearly lease. The juristic person (building management company) may treat you as a guest with stricter visitor rules — including whether motorcycles may use basement parking or must stay on the street. A shop that happily delivers to a beach-road guesthouse may refuse a tower where security turns away unregistered plates.
Before booking delivery, message the host or front desk: Is scooter parking allowed? Is there a designated motorbike bay? Who is liable if security clamps or moves the bike? Building rules and the juristic person
Thai condo law gives the juristic person authority over common areas — lobbies, ramps, pools and often basement car parks. Some buildings ban tenant scooters entirely; others allow them only with a sticker, fee or designated bay. Security may photograph plates at the gate. Ignoring those rules does not void your rental contract, but it can create disputes with the shop if the bike is towed or scratched in a crowded basement.

Delivery fees and who holds the contract

Photograph the signed page, the delivering staff member beside the bike, and the plate number before they leave.

Parking overnight and return location
Agree where the bike lives each night: basement bay, front soi, or host driveway.
